* Proposal for new detached garage / ADU located at 1445 W 35th St
The homeowner is proposing to remove the existing attached two car garage, which is currently structurally unsound, and replace it with a new detached two car garage with an ADU above. Detaching the garage improves the current FAR which is currently non-compliant. The homeowner is required to provide two off-street parking spaces for each unit in the duplex. She will be requesting a variance for the required distance of the garage / ADU to the house to be reduced from 20’ to 9’ – 2-1/4 as this is all the space that is leftover after complying with the 5’ rear yard ADU setback for a reverse corner lot.
The homeowner and architect believe that the new garage / ADU will help improve the character of the neighborhood, especially given the condition of her current garage. The design of the new garage / ADU has made an attempt to duplicate the main house, color will match the main structure and wrought iron railings and details will be added to match the house as well. The driveway has been arranged to align with the existing curb cuts and will allow for new landscape features that will add green space adjacent to the sidewalk. The open stairs to the ADU have been situated on the south side of the garage adjacent to the south neighbor’s screened porch to allow them a more open area and opportunity for landscaping next to their existing porch. The homeowner currently owns a fully electric vehicle and is planning on reusing her current charging station in the new garage and is also planning on installing solar panels on the roof of her new garage / ADU as a more environmentally sustainable initiative.
